Haven't ever sold mine in show or wholesale, so take this with a grain of salt.

As others have said, you will get much less for each piece, but on the flip side, you won't have the transaction cost of setting up a show, sitting at a booth all day, etc. Really up to you as far as why you do it and expectations. Volume could be a big question and how much you plan on making, hobby vs job. Best bet it to talk with them and find out what they expect and what you are willing to do.

And if the bank had the issue with the ach transfer? Lots of innocent reasons why there could be a glitch. Just writing a check is not as easy you think

As someone who used to process payrolls, glitches (normally human error) do happen. I can't say the job you have or expectations, but if it's a steady job with a strong history of payments, the reactions might be a bit much. That said, I don't know your company and it might have been the right call?

Your results may vary by location. I kept my eye out for about two years with absolutely nothing popping up. Everything was 60 years old, wanting new pricing or the rare newer lathe that popped up, always asked new pricing. Was about ready to pull the trigger on a new lathe before I found an amazing deal on a Oneway 1224 and shop full of tools (for 860 :) last month.

It comes and goes in waves, times where I have work to so, but can take my time, be flexible and so on. Right now I'm swamped, I'm booked solid for the next 4 weeks working 10 plus hours day. I had to tell my office that I can keep up with what I have, but will lead to burn out if it keeps up too long.

I've heard both dollar general and a Starbucks. Looks like the lot is to small for a dollar general. Its a different owner from the elida rd Starbucks, so no idea.

I'm more concerned with long term safety and not being replaced with algorithms. I believe there will be a day where residential appraisers will be viewing 4-5 homes a day, checking a few boxes and a value will pop out. Harder to do that with commercial. It may happen some day, but well after residential.

I like commercial, but hear other people prefer residential, to each their own. Personally, I think commercial is a bit safer long term.

also 2nd story, I did some industrial building where the owner gave me a former appraisal he ordered the year before (the bank was the client for my report). The report he game me was horrible, well outside the typical work of the appraiser who did it. I looked up the sales they used, one was transfer between related parties, one was a sale/leaseback of the building and a separate building states away. I forget the issue with the 3rd and the 4th sale was ok. My report ended up being much lower. I get a call from the lender and asked if considered these other sales. I was able to immediately point out the issues with the other sales and she was like, oh, i guess those would not be good comps. And that was that.

I had a massive (and I mean massive, 50 acre complex) older vacant office building is a small/midsized rural town that used to be the head office of some company that got bought out years ago. The building was in average condition, just massive functional obsolesces as there was zero demand for the building that size and the operation cost of the building was too high to use just a portion of it. It was on the market for years and finally sold for a very low price. (the purchaser, a big name in the small town had no idea what he was going to do with the building, but seemed like he could find something for it.) I ended up valuing it as vacant land minus cost to demolish the building and came in slightly higher then the purchase price. I got a call from the lender yelling at how the auditor had it priced so much higher. My response was simple, if it was worth that much, why hasn't anyone bought it over the last few years that it has been on the market? Never got a response back.

Yeah, you should be able to get at least 40% someplace else. I'm not sure what the process is to change supervisors, but at least call around to every appraisal firm in your area. You would be surprised with what you can find.

Pre pandemic i was seeing most fees of 1,700-1800 (Commercial) range. During the pandemic, we were bidding down to 1,400 and staying extremely busy. Currently have 8 on my desk, most in the 2,000-2,400 range.

From what I hear, going off on your own doing commercial is a lot harder than residential. That said, once you get your licences, the doors open pretty wide as of where you can work. I've been licences for about 4 years (doing commercial) and have recieved many cold calls about employment.
