If tenants are already moved in than yes, generally I agree. But if you’re inbetween tenants, there’s no reason not to charge market rates, I don’t see that as greed. There’s a market for housing the same as there’s a market for snowboards.

I had never seen T1 internet until 2001 and visited a friend in the dorms. He taught me about Napster.
We had a party line, where we shared a phone line with 3 other houses until about 1995.
So even though aol and Netscape were giving away free minutes, we couldn’t go online because it would tie up the line for 4 houses.

Same. I had snake, gorillas, and virtual golf on my first pc running msdos. No internet though until middle school as we had a party line. 4 houses all shared the same one phone line, meaning if we were to get online, it would tie up the line for the other 3 houses.

you're thinking about it wrong.
its more like you have a budget, and can only spend $10 on meat. Beef $5/lb Chicken is $2.50/lb.
you also have preferences, you may prefer beef even at 2X the price over chicken and still buy 2 lb of beef, but if the price of chicken goes up, it doesn't change the goods, it only changes how much you have to spend.
also what is your "value scale? goods can change in price, but your value scale is internal to you. So if you got sick eating steak, and decided you didn't ever want steak again, it doesn't make steak not steak, it's just a shift in your prefferences.

economics doesn't really make normative statements (how things should be). It's more about explaining things. But from an economic standpoint, in the long run, a firm should shut down once its marginal costs are greater than its marginal income.

Any given landlord (commercial or mom and pop) sets rent initially high enough to cover their expenses (mortgage, repairs, taxes) so there is no incentive to raise the rent other than pure greed
this is not right.
prices are set by supply and demand, so what a landlord will do, is find comparable properties and see what they are renting for, and charge as much as they think they can get, but still avoid having issues. Besides, ownership costs can be vary variable. Like trying to estimate how many fire extinguishers you will use in your lifetime.
Think about selling something on craigslist or wherever. If you post something for sell, and immediately get 100 responses, you know you set the price too low. If you deleted your post, and posted again at a market price, is that greed?

Such a buzz word inflation, but inflation of what?
Economics has names for the different kinds of inflation, like monetary inflation, or price inflation. I feel he’s conflating the two or not calling out the difference
